Above Grade - The portion of a building that is above ground level.

CM – Construction Manager is responsible for overall administration and coordination of the Project and will be expected to work as part of the team closely with the School District, City and the architect.

Clerk of the Works – The clerk serves as the owner’s (School District’s) on-site representative on a day to day basis.

Fixed Price - contract where cost savings are typically retained by the contractor, and essentially become additional profits.

GMP - Guaranteed Maximum Price or Not-To-Exceed Price contract is a cost-type contract (also known as an open-book contract) where the contractor is responsible for cost overruns, unless the GMP has been increased via formal change order.
